Dear New Twelve Lakes Homeowner,
On behalf of the residents of Twelve Lakes, we would like to welcome you to the neighborhood. We would like to share a few pieces of information as you become acclimated to your new house and surroundings.
We have an annual business meeting in the spring each year to go over our budget, business items and concerns. All are welcome to attend and a notice will be sent to your home.
Our annual dues are $881.00* and are due by April 30th. Dues should be mailed to:

You should have received a set of deed restrictions at closing**, but we would like to highlight the following items that are commonly asked by new neighbors, also hosted on our FAQ Page:
Fences must be approved by the association. There is only one style of fence approved for installation. Please contact an officer for guidance via the website contact form.
Major exterior improvements or structures such as decks, docks, pools, and additions must also be approved by the association. Please contact an officer for guidance via the website contact form.
Please do not fertilize your yard closer than 30 feet to the shore. Chemicals from your fertilizer will upset the delicate balance of the lake water and will create algae/water plant activity.
Lake water is not to be pumped out from the lakes for any reason.
Your annual HOA dues cover trash service, which we purchase at a group rate through Stevens Waste Removal. Garbage cans must be contained in your garage until pick-up day, which is currently Tuesday of each week.
To help ensure quality home values in Twelve Lakes, we strive to keep our neighborhood in the best condition. Please help by grooming your yard and beds on a regular basis. If you are unable to maintain your yard, please contact a landscaper or an HOA Officer for a recommendation.
Pets- Please be considerate of your neighbors regarding control and noise of your pets. Please do not leave your dogs barking in the yard. When walking your pets through the neighborhood, please be sure to clean up their messes.
