2024 Dues will be $881/Home
This amount includes your HOA Dues ($725) and Annual Trash Service ($156)

 

Payment should be remitted to our HOA Treasurers no later than April 30, 2024.*

*HOA Dues are a requirement of being a resident of Twelve Lakes. Prompt and early payment are helpful to the association finances. Late payments may incur late payment fees as outlined in our deed restriction and outlined at our HOA Website: www.twelve-lakes.com/dues-information . Payments not received by June 30th will incur a $50/month fee that will be enforced. 

12 Twelve Lakes Waste-Disposal Update 

One of our hottest annual topics has a mid-major update. Our HOA Officers have been working on the re-bidding for disposal services for the neighborhood. After taking in quotes, we have found that Stevens is still the most economical and efficient way for our refuse to be serviced. We have re-entered a contract with them for a 5-year period (starting January 2024). We have negotiated reasonable annual rate increase caps and Stevens has been very transparent and helpful. Which brings me to our next point: 

As part of our renewal - Stevens has offered to provide a SECOND toter (trash only) to any house that wishes to have it. It will be provided to each house that requests one FREE of charge, and our annual rate will not increase as a result of this second toter. IF you would like a second toter - please send an email with your name and mailing address to Warren Henry, Treasurer, wehenry@bex.net, indicating your desire to have a second toter delivered so we can coordinate with Stevens. We are asking that you please get that email to Warren by 8:00a EST on Friday, November 10, 2023. 

We know some residents are interested in recycling service - but at this time we have chosed to forego the recycling service based on cost. It nearly doubles our monthly billing per house - and at this time we feel it is in the neighborhood's best interest to accomodate just refuse pick-up. There are many free recycling options nearby for those interested.

p.s. The neighborhood is being winterized this week - so the fountains will be coming out of the lakes and PM'ed/stored for the winter - and the sprinklers have been blown out from the common areas. So if you miss that familiar white-noise this week - you aren't alone! And if you run/walk/bike the front trail and are assaulted by our sprinklers - you're welcome! 

ANNUAL MEETING 2023

We recapped our budget situation from 2022 - which had some signficant capital expenses - before talking about items for 2023. There are several projects that are on the schedule for this year - but are being conscious of those that would pose a significant cost, as we recover from the expense of 2022 and refill the emergency balance.

We have a number of other items of concern brought up by attendees from the meeting - which the board officers are meeting to discuss and prioritize on 2/15/23. These include landscaping issues, mutli-use path, lake concerns, sidewalk unevenness, cement slabs in common areas, poor lighting on streets, and a multitude of other issues. We have noted them all - and will address them in due time. Our #1 priority as a board is to maintain the current amentiies we have to the highest degree.

Annual Meeting 2022 ( Part 1 )

Thanks for all who attended the meeting on 4/5/2022 at the King Branch Library. We had a lot of lively discussion about a variety of topics that affect the neighborhood in the coming year - as well as recapping what happened in 2021 from an improvement and investment standpoint.

The general storyline is that last year was an expensive one. We invested in 2 new fountains and 3 total aerators, to cover Bluewater Lake and the Northwestern Retention Basin - hoping to improve water conditions in those two areas. We had a relatively light ‘breakage’ year, and so we were able to invest in those items.

We talked about our budget situation for 2022 - and while we have enough to cover our projected billings - increases from several of our vendors is going to leave us pretty tight in the capital improvement bucket. We had a lot of discussion around what projects we might be able to do and what we should raise additional funds for - to the point where we decided we would hold a second annual meeting. So watch your inboxes please, as we look out to maybe Mid-May for a second round of discussion.

One thing that has increased is our trash removal service. Stevens (which inherited our contract when they merged with Countryside) implemented a tipping&fuel surcharge at the rate of $2/month/house - $24 per home in Twelve Lakes. This amount will be due immediately with your annual dues.

  • If you have not paid your dues yet, please amend the total due to $769. ($745+$24)

  • If you have already paid your dues for 2022, you will need to provide another $24 to our Treasurers at your earliest convenience.

We would like to see as many people as possible at this second meeting - as we will be discussing possible increases to dues - or special assessments - to complete capital improvement and maintenance tasks in 2022.

2022 Annual Meeting Update

I am sorry to advise you that we have made the decision to move our HOA annual meeting to a slightly later date. We had originally scheduled February 8th, 2022 - but have decided to postpone due to the covid omicron variant and the continuing spread throughout our nation. We are still hopeful to have an in-person meeting (we feel as a group that they are much more fruitful than virtual meetings) and it would be irresponsible to bring everyone together in a closed room and risk potential exposure.

Our future meeting date is April 5, 2022 at 7PM, if conditions improve. Should conditions not improve, we will have a Zoom meeting on that date at 7:30 PM. We will send an update via email closer to that date as a reminder and to provide you the link for that meeting. We will also make the information available on our website, 
www.twelve-lakes.com , for those not on the email chain.

Construction Crews in Twelve Lakes

As you have probably noticed, there is a large amount of underground work being done around the neighborhood. This is going to be a little inconvenient for the residents, but is a necessary infrastructure update. We have spoken to the foreman from Kenneth G. Myers Construction ( https://www.kgmyers.com/ ) and they provided us with the following statement:

The Kenneth G. Myers Construction Company has been contracted to place communication and/or CATV cables in this area and will soon be doing some work on your street.

This may involve digging in your lawn, sidewalk or the street in the vicinity of your property. We have notified the proper authorities in your community and obtained the necessary permits to start work. But, we also wanted you to know, in advance, about this work that is forthcoming.

If our work involves your trees, lawn, driveway or sidewalk, you may be assured we will repair it as quickly as possible using first-class materials and workmanship.

If conditions are beyond our control (i.e. weather) which will delay restoral, we will make temporary repairs so that you will not be inconvenienced. We will also take the necessary precautions so that there will be no unguarded hazards.

Fall Update

Welcome to Fall! 

Your HOA Board has been working in the background to address the issues brought to us during the 2020 Annual Meeting - among others - and wanted to update you all on progress. If you have questions about a subject listed below (or any subject) please remember to reach out to us via the website @ www.twelve-lakes.com

  1. Concerns about Speeding in the Neighborhood

    • In addition to added patrols by the Sylvania Twp PD, we have also had a mobile radar on the eastern part of the neighborhood on Blue Mirage. It will be moved to Anchor Hills in the coming weeks. Hopefully these reminders help people to be more aware of their speed through these residential areas.  

  2. Pergola at Entrance #1

    • While COVID has slowed the production of the pergola due to lack of materials - we now have the pergola in production. We are hopeful that our contractor will be making some progress in the next couple weeks. 

  3. Lakes and Algae this summer

    • No getting around it - this year was tough for algae. We heard from many of you with concerns about the algae in almost every lake. The reality of this year was that hot conditions + low lake levels + low rainfall = really terrible algae growth issues. AquaDoc treated to the best of their ability, and the lakes should now be much better. The cool-off has happened and we've finally had some decent rain. If you are continuing to experience issues, please reach out and let us know. 

    • Bluewater Fountain: We are, again, experiencing function issues with the Bluewater Fountain. It may be time to pull the plug on this one and pony up for a better model. AquaDoc will be in tomorrow to take a good look, again. 

  4. Mailboxes 

    • Please take a moment to consider the condition of your mailbox the next time you are grabbing mail. There are a number of mailboxes in need of some attention in the neighborhood. 

  5. Stray Cats 

    • We have received complaints on the Eastern edge of the neighborhood about stray/feral/outdoor cats and residents feeding them consistently. We ask that you please do not feed these cats as it encourages them to continue to loiter. 

  6. Sylvania Bulk Pick-Up

    • Sylvania is offering bulk-pick-up for all residents. They have asked that residents place large items out by the curb on Sunday, September 13th as they will be beginning their rounds on Monday the 14th. For more information about what items can be picked up, please see the info below.

    • 2020 HOUSEHOLD PICKUP NOTICE

      The Board of Sylvania Township Trustees will offer a Household Pickup of selected items listed below. This service is available to Township residents only.

      The Household Pickup is scheduled to start Monday, September 14, 2020. Crews will provide one (1) pass through the community. To avoid being missed, all items should be placed at the curb or edge of the road by SUNDAY, September 13, 2020.

      The Household Pickup service is limited to the following items:
      Bikes
      Books / Paper – must be bundled
      Carpeting, cut and rolled no longer than 5 feet
      Containers / Drums – must be empty
      Appliances, without refrigerants
      Furniture, mattress & box springs (legs over 12” separated)
      Miscellaneous (non-hazardous) loose material placed in a disposal container.
      Toys
      Do not mix with brush or leaves. Removal of all other items is NOT provided with this service.

2020 Annual Meeting Recap

Residents -

For those who were able to join us for our 2 ZOOM sessions - thank you. We hope that these Annual Meeting updates help you understand all the things that we are working on in the background, and instill confidence that we are doing our best to maintain the wonderful neighborhood we live in.

In our first session on June 30th, we recapped a number of items, including budget, major capital improvement items for 2020, dues information, and some basic cover-offs on what’s going on in Twelve Lakes. In our session on July 14th, we opened the dialogue to the residents to ask questions. While I didn’t think to record the original Annual Meeting - I did record the Q&A Session from the 14th.
