Dues information
The 2024 dues amount for residents of Twelve Lakes is $881.00*. That amount is due on April 30th each year, with a 2-month grace period. Late fees will be assessed on properties with unpaid dues as of July 1st, 2024.**
This amount covers a variety of expenses for the neighborhood, the major buckets being:

Chemical Treatments & Coloration
Fountains & Aeration Units
Shoreline Maintenance
Trash Removal for all Residents through Stevens Waste Management
Landscaping
Mowing / Fertilizer / Treatments
Irrigation
Tree Maintenance
Common Area Upkeep
Signage & Structures
Flowers & Seasonal Color
Utilities
Landscape Lighting
Operation of Fountains & Aeration Units
Operation of the Irrigation System
Professional Services
Attorney Fees
Electrician for Neighborhood Systems
Printing of Materials

Dues should be submitted to the Homeowners Association Treasurer, Warren Henry. Please be sure to note your property address on the memo line of the check.

Dues for 2024 are comprised of 2 parts: Dues to the HOA for the upkeep of the neighborhood’s lakes and common areas ($725) - and payment for annual trash pickup service ($156).
**LATE FEES
If no payment, or an incomplete payment is received by June 30th, late fees are assessed monthly at $50.00 per month, starting July 1st. Additionally - you may be liable for the costs of filing a lien to ensure payment.
